ALTA/NSPS LAND TITLE SURVEY
WHY DO I NEED A BOUNDARY SURVEY?
The primary purpose for a Boundary Survey is to establish and mark the exact location of the boundary lines and boundary corners.
If you are selling a piece of real estate a Boundary Survey will clearly mark the location of the property lines for a potential buyer.
If you are purchasing a piece of real estate a Boundary Survey can be a vital part of your due diligence. It will provide you with the exact location the boundary lines, exact dimensions, acreage, and confirm there is or is not any boundary line encroachments. Don’t rely on second hand information when it comes to your investment.
If you are planning on building a fence or structure on your property a Boundary Survey will ensure you build within your own boundary lines and any required setback restrictions.
A complete and accurate Topographic Survey is the foundation for any development project. We will coordinate with your architect and/or Civil Engineer in the preparation of a Topographic Survey.
WHAT FACTORS DETERMINE THE COST OF A BOUNDARY SURVEY?
There a number of factors that determines the cost of a
Boundary Survey such as location, terrain, and the
manner in which the parcel is described in the deed of record.
One the primary factors in determining the cost is the parcel
description. A platted lot can require less field work to retrace
the boundaries than a parcel that is described as a fractional
portion of a section which would require surveying and retracing
the exterior section lines of an entire section.
LAND DIVISION-LOT SPLITS-SUBDIVISION PLAT
The requirements for subdividing land vary between municipalities and counties. We will coordinate with you and the governing municipality to ensure your land is split or subdivision is prepared, reviewed, and recorded in accordance with all city and/or county regulations.

A Boundary Survey establishes the boundary lines for a parcel of land. A Boundary Survey typically includes staking and flagging all property corners and preparing a map for recordation.
The Boundary Survey map would include the depiction of all boundary lines, dimensions, and acreage. Easement lines may also be located upon request by the client.
